Yesterday, in Real Estate Marketing Online: 5 Ways to Find Qualified Prospects, Part 1, I shared with you my first suggestion for improving your real estate marketing online: targeting a niche market.

Here’s my second suggestion for improving your real estate marketing online and finding more qualified prospects:

2. Figure out what works for you.

How much business are you actually getting from each type of marketing you’re using? If you don’t know the answer to that question, step 1 is to figure that out.

One of the easiest ways to do this is to simply ask all new leads where they heard about you. Keep a running tally. That’ll give you the information you need to determine what marketing is working and what isn’t.

For example, if advertising in a particular newspaper is only bringing in 5% of your business, you might want to find a better way to reach that 5% percent. A different publication or alternative strategy that brings in the same 5% plus an additional 3% is clearly a better choice.

If you have a website or blog, you’ll be able to easily and quickly assess how many leads your getting from it. Just look at the site stats. If you’re not sure how to do this, talk with the company who created your site. They’ll be able to tell you exactly how to analyze your stats.

Bottom line? Take the time to calculate where your leads are coming from and where to best spend your marketing dollars and time. You’ll see more results, get more qualified leads and get a better return on your marketing investments.

I like to ask the question “how many times out of ten.” It isn’t 100% scientific, but if a technique gets a zero percent response, it needs tuning up (direct mail to a farm is a possible exception). Don’t get disappointed and give up on a technique if you only get one out of ten people to act on an offer; monetize this to see what a 10% success rate looks like. Think about it; if you are not consistent in asking for referrals, and you start being systematic, if you ask twenty people a year for a referral and only two respond, you just made several thousand dollars for asking a question! Now imagine if you get good at asking!
